The urban design concept developed for the elongated planning area at Gesundbrunnen station aims to strengthen the quarter and its surroundings through high-quality urban spaces, thereby overcoming the site's existing fragmentation. The continuous structure responds to the respective context and varying programmatic requirements through courtyards and plaza areas arranged on both sides.
Two high-rise elements emphasise Gesundbrunnen station as an important node between the Ringbahn and Brunnenstraße. The western gateway at Brunnenstraße is accentuated by the first tower and the newly designed city square. The second tower defines the quarter square and signals a potential additional connection to Gesundbrunnen station via the passerelle.
Public and private open spaces form a coherent sequence of outdoor areas. The city square at Brunnenstraße reinforces the quarter's address and, together with Humboldthain park and the listed U-Bahn entrance, creates a vibrant urban space that strengthens the connection to Gesundbrunnen station without generating any back-of-house conditions. As part of the overarching cycling and pedestrian route along the railway corridor, an Urban Promenade forms a linear band for movement and recreation that complements the ground-floor public uses. The central quarter square punctuates the length of the development and, through a widening of the riverside promenade, generates a lively urban environment. Within the building plots, well-lit courtyard spaces emerge featuring pocket parks, communal areas, and garden-like zones catering to varying levels of use intensity. The bridge park on both sides of and beneath the Swinemünder Brücke creates amenity at this infrastructure-dominated location and forms an important element of the green corridor between Humboldthain and Mauerpark. This sequence produces two clearly distinguishable qualities — urban to the north, green and residential to the south — which together form a coherent open space system.
Retention roofs with photovoltaic installations, planted roof terraces, and permeable surfaces enhance the quarter's climate resilience. Natural ventilation and generous daylight provision additionally reduce energy demand and improve the quality of the spaces for users.
