Buschkrugallee

A new residential quarter is emerging on Buschkrugallee in Berlin-Britz. The design mediates between the urban character of the arterial Buschkrugallee and the small-scale settlement development along Kienheideweg. The U7 subway tunnel, which crosses the site diagonally, becomes a formal motif: this constraint gives rise to a meandering building figure. A six-storey building along Buschkrugallee steps back in two stages and gradually reduces to three storeys, running parallel to the Deutsche Telekom building. This creates a clearly defined street space on the outside and a green courtyard with a play area at its centre.
The building is entirely residential, offering a mix of 1.5- to 3-room apartments accessed via three entrances and four barrier-free stairwells. To reduce construction costs, the design consistently relies on standardised, modular construction, making this principle visible rather than concealing it. Simple, Berlin-typical rendered façades with regularly arranged punched windows are articulated by staggered individual balconies on the courtyard-facing sides. The light reddish-brown colour references the nearby Hufeisensiedlung (Horseshoe Estate) and is intended to establish a distinctive and enduring chromatic identity for the new quarter.
